The border trim sheet is divided into 4 sections: 2 horizontally tiling edge strips, 4x convex corner segments (bottom left), and 4x concave corner segments (bottom right).
All overlapping boundary tiles (cyan and majenta) match with their counterparts. So border edges and corners will always match providing they're aligned with the dotted lines indicated.
Providing your floorplan measures in multiples of the corner segment size, any irregular floorplan can be achieved.

I've long admired these Victorian tiles in my in-laws' house and finally decided to have a go at making them in Substance Designer. It was a fun challenge! One thing that makes this style of tiles special is the border pattern used to frame the edges of the room, and this was the aspect that became the main focus of the project. I ended up settling on making a standard repeating material for the main section and a trim sheet for the borders containing horizontally tiling edge strips and 4 concave corner segments and 4 convex corner segments. I had to slightly alter the layout of some of the border tiles to make it work, but am pretty happy with the results.
